Work out how much you can spend and how much you already have saved.
Choose between a one-off payment at signing or a mortgage — Spanish banks typically lend up to around 70% of the property value to non-residents, with the buyer covering the rest.
Decide on the type of home and location that fits your needs — new-build or resale, coastal or inland.
Once you’ve found the right home, you make an offer to the seller.
A solicitor reviews contracts, title deeds and the property registry, and arranges your NIE (foreigner’s tax ID number) and the transfer of utilities into your name.
The contrato de arras commits both parties to the sale and involves paying a deposit on the property.
This is done in front of a notary, confirming the property description, price, payment method and any charges on the property.
